Based on community feedback, the site plan has been revised, reducing the total of homes from 102 to 93 homes. The homes are comprised of 12 manors (approximately 1700 sf), 67 cottages (approximately ranging from 1200-1389 sf), and 14 multifamily homes averaging approximately 700 sf. The single-family homes have the option of converting one of the existing bedrooms into an In-Law Suite.
In each single-family house, one of the bedrooms would have its own bath (primary bedroom) and would have the legal option to install plumbing and an electrical upgrade for a small kitchenette. The In-Law Suites are designed to allow for multigenerational living where adult children can care for their aging parents in the privacy of their own homes.
The property was the former site of the St. Francis School which closed in 2019.
The property is currently zoned R-7.5 which allows residential homes by right. However, we are applying for Planned Development Housing (PDH) with the City because it allows us to do an adaptive reuse of an existing classroom building and keep the Newman Center church on the property in addition to building single family homes.
Yes. We are currently in discussion with the City to determine the total number of affordable units based on the duration of the affordability period. With certainty, the affordable units will be for those making 100% to 120% of area median income (“AMI”) for household sizes of 2 to 5 people as established by the 2024 City and County Affordable Housing Guidelines that are subject to change annually (see table below for reference).

Reservation of the affordable units will likely be by way of a lottery from a prequalified, preapproved affordable income limited buyer pool.

We will release prices when we have approved plans to determine the total cost first. We anticipate having sales prices in August.
Yes, our traffic engineer, Wilson Okamoto Corporation (“WOC”) conducted a Traffic Impact Report that analyzed the traffic impact of 140 residential units, which concluded that the traffic impact of the project would remain similar to current traffic conditions. Based on feedback from the community, however, we are in the process of updating the traffic study.
We are working on having the studies updated and finalized. Once our application is submitted to the Department of Planning and Permitting (DPP), they will post a copy of the complete application and supplemental studies on their website for public input. We can share the studies at that time if not sooner.
We currently plan to start construction in Q1 of 2025 and estimate homes will start to be delivered in Q4 2025 with a final closeout in approximately Q4 2026. We are in the preliminary design phase and have not yet submitted any building permit applications.
